PVM is a leader in Affordable Housing and services for seniors in Michigan, with many communities in the City of Detroit. Affordable housing helps older adults with limited incomes access safe, comfortable housing at a reduced cost. Many programs are funded through federal, state, or local agencies.
Eligibility depends on age (some villages are 55 and older and some 62 and older); household income, household assets (where applicable); and citizenship. Income requirements vary by community and local housing guidelines.
Affordable senior living communities are designed to provide the independence you want and the features you need, supported by amenities, conveniences, and services that turn just living into satisfaction and a sense of belonging. Public transportation access and community vans keep you connected with local shopping, banks, church and health care. Specifics vary by village but features can include accessible apartments, elevators, community rooms, laundry facilities, secure building entry, building maintenance, and resident activities. Some villages offer a knowledgeable Resident Service Coordinator to consult about the challenges of aging independently.

How do Affordable Villages work?
Affordable apartments vary by Village, and fall into two categories:
HUD Programs
For adults age 62 and older. Residents typically pay about 30% of adjusted monthly income for rent. The specific programs include:
- Section 8 Housing Choice Voucher Program
Administered by local Public Housing Authorities (PHAs). - Section 202 Supportive Housing for the Elderly
Low-Income Housing Tax Credit (LIHTC) Communities
These are privately-owned apartment communities developed through the federal Low-Income Housing Tax Credit program. Rent is restricted to remain affordable based on income limits established for the community.

What if I need supportive services?
Presbyterian Villages of Michigan is committed to providing the services seniors need to live as independently and fully as possible. In addition to accessible buildings, transportation assistance and social activities, some affordable villages offer Resident Service Coordination.
This service is free, private, and complete voluntary. Coordinators can help find services, understand options and connect with trusted providers.
PVM is affiliated with the PACE (Program of All-Inclusive Care for the Elderly) program in Michigan This Medicare and Medicaid plan delivers all-inclusive, coordinated medical care. Pace makes it easier to stay healthy and stay in your home. Many villages are close to PACE centers.
You and your family may engage independent in-home service providers, too.
